Conditions of Let

Upon booking a holiday at Am Fasgadh Cottage, the hirer and their party agree to the following terms and conditions:


  1. Access to the cottage will be from 4.00pm on the day of arrival, the cottage must be vacated by 10.00 am on the following Saturday.

  2. You must be 18 or over when you are booking your holiday. You will use the property solely for holiday accommodation and will vacate at the termination on the let. The number of people occupying the property must not exceed 5, the owner reserves the right to terminate the occupancy of the property without notice or refund in case of breach of this condition.

  3. The receipt of a signed booking form and/or payment of the non-refundable deposit is deemed to be a firm booking and it is assumed that the hirer has read and agrees to abide by the terms and conditions of let. The balance of payment must be made at least 5 weeks before the start of your holiday.

  4. If a hirer requires to cancel a confirmed booking for any reason, they must contact the owner by telephone and confirm in writing. The owner will then attempt to re-let the property and if successful the owner will refund the balance of the cost of the hire minus the non-refundable deposit.

  5. In the event that the cancellation is made less than 28 days before the start of the holiday and the owner is unable to re-let the cottage, the full holiday cost is forfeited. It is advised that the hirer take out holiday insurance to cover for this eventuality.

  6. The cottage must be kept clean and tidy, and left in a similar condition at the end of your holiday. There will be a charge for any abnormal cleaning that may be necessary.

  7. The hirer is responsible for the condition of the property and its entire contents during the hire period, fair wear and tear excepted. The cost of any breakages or damage in or to the property and its contents along with any additional cost, which may result, will be the responsibility of the hirer. The person held to be responsible for the hiring party shall be the person who made the booking.

  8. Pets are welcome, however the cottage and gardens must be kept clean and tidy after them, and they must be kept under strict control at all times. Animal hairs must be removed from carpets and furniture before departure. Pets must not be allowed to soil in the gardens, pets are not allowed on beds or furniture however if you wish, you may bring a cover/s to go over the sitting room furniture in case of this occurring. Pets must not be left alone in the property in case of damage.

  9. Smoking is allowed in the sitting room only and is strictly prohibited in the bedrooms.

  10. The owner shall not be held liable for any cancellations, changes, effect on your holiday, loss or damage suffered by you or for any failure to perform our obligations to you which is due to any events(s) or circumstance(s) beyond our reasonable control e.g. fire, flood, exceptional weather conditions, etc. In appropriate cases the owner will refund the hire charge, no compensation, expenses costs or other sums of any description including without limitation the cost of securing alternative accommodation will be payable in such circumstances by the owner. The owner does not accept responsibility or liability for loss, damage, death or injury to person or property occurring during the period of the holiday let. It is advised that the hirer arranges holiday insurance.

  11. It is important to the owner, that the hirer and their party, enjoy their holiday in the cottage and every effort has been made to ensure this. In the unlikely event of dissatisfaction with the property or any subsequent problem, the hirer must immediately contact the owner so that the opportunity to rectify the problem is given. Under no circumstances will any refund be considered if the owner has not been given the opportunity to rectify any problems during the hirer's let.
